Summary

Michael Gomez and Charlotte Carnival, luxury real estate advisors in South Florida, discuss their negotiation strategies, market timing philosophy, and approach to building client relationships. They emphasize the importance of education, authentic connection, and the principle of 'marry the house, date the rate' when advising buyers in a complex market.

Insights
  • Successful real estate agents must wear multiple hats—educator, financial advisor, and lifestyle curator—to guide clients through affordability concerns and market uncertainty
  • Personal brand and visual presentation significantly influence client perception and trust within 3-7 seconds of meeting
  • Building long-term relationships with other realtors creates deal momentum and competitive advantage rather than viewing peers as competitors
  • Market education is critical; clients need guidance on whether it's appropriate to buy/sell based on financial news and rate environments, not just market sentiment
  • Authentic, community-focused engagement (networking, physical presence, cultural connection) drives client acquisition more effectively than digital-only strategies

It's okay right now to buy yourself, marry the house, date the rate. You give a little, I give a little. This is what it's about. And I called and I was like, we need to figure this out. And I didn't even know how that happened. You know, it's just like giving people the potential what this property can do. Things like that amaze me. It's the daily connections that we make. And there, you know, some of them are connections for life. Michael Gomez and Charlotte Carnival, real estate advisors. Back by years of luxury hospitality and global client experience, they bring strategy, professionalism, and precision to every deal. They don't just close transactions. They create exceptional real estate experiences. There's many reasons on why I'm doing and what we're doing. Like last night, you know, we had a very difficult contract on the table. And for me personally, it really is. It's fans. The world like a super high is called internet Elvis. Today, Apple is going to reinvent the clock. It's not over until I win. The Living Your Legacy podcast for those who live to leave a legacy. That's extraordinary. The impossible. Oh, that is sensational. Open Chicago with the lead. You said Paul is the fastest man on the planet. You can live your dream. Welcome back to another amazing episode of the Legacy Makers podcast for Inside Success. I am Ray Gutierrez. Joining me today is Michael Gomez and Charlotte Carnival. Magician workers, you guys are in real estate. I need to know the details. This is why we're doing this podcast. Please introduce yourself. Hello, everyone. My name is Michael Miguel Gomez. Yes, two first names. Everybody gets confused. And I am actually here with my awesome teammate, a partner in crime. Yeah, we're both in real estate. And this is Ms. Charlotte. Hi, yes. I'm Charlotte Carnival. And we are the Carnival Gomez team in real estate. Yes, advisory team. Yeah, so we advise people on stuff. Real estate. So just to be absolutely sure, you're not cruise ships. You're real estate. No, no, no. Because of the Carnival. Exactly. No, no, no. That's actually the first time I've heard that. You've probably heard that before. I hear that, yes. Oh, I'm sorry. Bad joke, but in Qing. So you're literally off your recording of your episode of Legacy Makers. Anton was your host. How did your session go? It was fun. Yeah, it was fun. It was interesting. I learned that I think I need to take a little bit more of public speaking. I thought I had it all written up in my head. And I just forgot it all. Probably I should have ate. We should have ate. And had a coffee. Yeah, a coffee is work, especially Latinos. Yes, yes. Un cafecito, un cafecito. I haven't had a coffee. But we are good usually just on the go. Yeah, yeah. We don't usually work with preparation. We prepare our business. But then we are just authentic when we are together. We free flow everything. And I think we work better when we're just in conversation, like we are right now. Absolutely. That's why I propped you all up as magicians. Because what you're doing, selling homes in real estate, it takes a lot of wizardry and magic to fulfill the imagination of a customer that is walking into an empty house and goes, where's the vision? You have to sprinkle it in there and go, no, no. This is going to be your dream home. You can raise your family. You can do. How does that? Let's talk about the psychological warfare of selling property to a customer. Well, right now, there's definitely there's a lot of resistance and it has to do with affordability. Of course, you're dealing also with people that can afford one that don't need to get a mortgage. And if I'm in and they just want the unique property, but we are balancing both. And because we like the challenge. Right on. So we do like to put our expertise and magic into it by photography. So we use same as here, reduce props. And we have fantastic photographer. We have a great photographer who's. Yeah, he has a vision like we do. Absolutely. And that doesn't mean that we're distorting the. The reality. Yes. But it's giving people the potential what this property can do with pools and with the landscaping. And Michael, we introduce what the lifestyle is, what they can do in the area, going to the beach. So it's everything. Sure. Yeah. So we do wear many caps. I mean, just to tack on to what she's saying, you know, I think one of the things the biggest thing right now is, like she said, there's there are some buyers or some resistance, but it truly has to do a lot. What's going on in the news? What's going on in the financial stuff? Right. Because one one week is, oh, it's a buyer's market. It's a seller's market. Oh, my God, everybody's holding that. What is the pulse of the market? Yeah. So it really is that we have to educate the buyer's sellers or renters, right? And that's the biggest thing we have to do. We take off one hat and put on another hat. We can't. We're not like financial advisors, but at the same time, we needed that to know that it's OK right now to buy or sell, you know, because if you buy, we have a term that says, marry the house, date the rate, right? Right. And then that resonates because, you know, when the rate gets to a point where it's better, you know, you can refinance. And if you have a good lender, you know, they'll let you know and notify you and absorb some of the costs and stuff like that. But then also a thing too is like, you know, when is a buyer's market? And there's it's crazy how many people are coming into our market, cash buyers from all over the world. Oh, yeah. That right. And we're seeing a lot of them. We not that we've been blessed or anything, but we work hard. We work really hard. We get our clients. We get we get people coming in. And that's the thing is like, you know, we have a awesome reach. And we're not fortunate because, like I said, we work so hard and endless nights. And, and, you know, people know, notice that. And, you know, we we work well together. And that's how we're buying our empire. You know, she does her thing. I do our thing. We work all over South Florida and athletics. We network, we clean beaches. We eat and drink with a community. We do. We do it all. Good for you, man. It's funny that, you know, you're taking your your socks and shoes off and you're touching grass because it's very important for you to connect with the energy of of the environment that you're in. So it's good that you think that way. It's very important to defend yourself. And nowadays when folks think, oh, it's just binary. No, it goes beyond that. We've educated ourselves with devices like an iPhone and go, no, the force is quite real. There is something divine out there. There is a calling. There's many more billionaires out there. There's knowledge is truly power. So like inside success, we're launching this initiative is saying, look, there's Netflix. There's terrible. Then there's YouTube. And there's so many entrepreneurs like yourself that are having a difficult time expressing yourselves on a crowded app like YouTube or a crowded other other platforms. Here in inside success, we want to elevate you and and and and send you and tell your story because it's it's beyond real estate. So for my next question, a lot of folks get into real estate thinking, oh, this is easy. I just got to take a couple of tests. Sell a house, especially Miami, a four million dollar penthouse. And I'm great. It's far harder than that. I'm sure. Please elaborate. Yeah. Well, I get that a lot. I mean, I've been doing it for close to 12 years and yes. And and you know, drive a nice car and we get sometimes you get a nice you get a young realtor coming and say, oh, I want to drive a Porsche like you. There's there's a lot of elbow grease studies and many nights going to, you know, studying and educating yourself. But, you know, if you if you do that and you take care of yourself physically, mentally, you know, you can reach that goal faster. And that's I'm going to that is that's why I picked my my partner, Michael. I resonated with me. I saw right away a talent, somebody that wakes up early at four in the morning every day and goes running, biking. That's that's the person I want to work with. He's that's the person that's going to show up for the for our clients. And that's us for sure. We we show the people feel that they feel that they're taking care of. And if I cannot do it, if I'm traveling or if I have a migraine, we got. We got each other. Yes, everything. Yeah, we got each other back to the most part. And, you know, we're aligned pretty we're aligned pretty much in any decision choice. So we we we advise on like last night, you know, we had a very difficult contract on the table. And I called her and I was like, we need to figure this out. Even though we're already in the contract, but they wanted it anyway. It's long, short, short. I call her up. I like you have a few minutes. We're going to call this person. And all we did is like she just like we're doing right now. We had a conversation together with the with the seller. And it actually that's what we do. We educate people. We educate ourselves. You continue to educate ourselves. And to answer your question, it is really hard to actually distinguish ourselves from just everybody else, right? Because it really is one of those places that anybody can take the test for real estate, anybody can be a realtor. And it really is like, oh, when I introduce myself, it's like I introduce myself, no words like, oh, you know, I'm an athlete, you know, but I'm also really, oh, you're one of them. I'm like, I just want to dance. Especially Miami. Yeah, yeah, especially. Well, we're in police. Butter down. Even worse. Sorry. At least you're not in Boca. Sorry. All West Palm. Sorry. We can only say that because we're from from the South Florida. And then just recently, you know, we were both in an agency up in Wilson Manors. You've ever been in Wilson Manors? Fantastic. It plays fun. Fun place to party night life is amazing. But we actually just recently made a huge transition this past week, and that was going to be our blow up thing for today was that, you know, we moved over to Coldwell Banker last year. Why? Because look at us. Yeah. Look at her. Yeah. She resuits. Yeah. Just luxury. Financial stability. We can we can take your money and we can find you the perfect freaking house for you and your family. And we had this story offline and not to sound like Latino misogynist pigs because we're not. But no, to to empower your partner, my my my former partner, so friend of mine, we we, you know, because of COVID, things were difficult to get in and out of this country. So I married the homegirl. I'm from Miami, five seven. She's a Swiss woman, five 11 with three kids. Calling me. Yeah. I'm 42. She's a little older than me. And I just we saw the vision. I did her packaging as in like her website or funnels or social media. And I reprint we repositioned her as a tax goddess. Yeah. For the newfound millionaires that just sprung out on over overnight when COVID hit. And I'm sure you know, I'm talking about the only fan models. The all these entrepreneurs that sprung out of nowhere, they have no guidance. Now they're like millionaires overnight. They don't know how to LLC. They don't know anything about tax strategy. They have no idea how to be entrepreneurs. And I go, Ash Dark, that is her real name, said the name. Shepri Ash Dark, look her up. We're the tax goddess and we've rebranded her and we made the vertical. We became partners. Yes, we were married and we took that vision to Switzerland. We worked on other projects, but to your point, she always had a hard time saying, well, my accent is very thick. How can you be seen with me? I'm like, I'm like, homegirl, this is Miami. People are looking at me going, what does that man have? Look at that statue. So it does work. The psychological warfare of the visual works. Like I work for the man in red. Like humans are not that difficult to influence. It just takes the quiet, the colors and the flash and go, wow, make them feel something to remember you. Right. And boom, you got this out. Yeah. And that's what it is. It's really, it's just about making that connection that, you know, the instant three to seven seconds, the respect you're not right. And you can feel it right away. Yeah. And that's what we do when we walk into the, into any room, you'll notice. Oh yeah. And then they know that some people mistake us for husband and wife. Exactly. Exactly. But as I did. And then my husband's always telling me behind is I like, stay back there. Yeah. Full transparency. My partner runs a studio too. And I run studio one, you know, we have a family unit. It's a tribe. It's a very family oriented. And, you know, I treat my boss like my baby brother. He's younger than me. And I treat mama more like mama more. Like it's a very tribal unit. We all have our superpowers. There's Batman. There's the Joker. We're all here. We're all Motley Crue. But we're all hustling together because we got to feed families. We've got to put families in homes. Yeah. What is your why? Why do you do this? Oh, you know what? I mean, I wake up every day, like I say, if I say one day, like, OK, I'm going to take a day off from real estate. So I'm not going to answer any by the evening. I'm back on the computer researching properties. I love the art of the deal. I love real estate itself. I invest in real estate. I mean, I have I have a few properties in Florida. I have turned on. Wow, beautiful. I don't even know how that happened. You know, it's just like all of a sudden it's like there's an apartment or a house for sale and like all of a sudden you're you're invested in it. And you do full remodels. So now boy, do I have a story for you. I'm a podcast. It's all about stories. Oh, yeah. All about stories. And that's why people connect with us because we both have stories. Absolutely. We have stories and we have definitely real estate stories. We you know, construction and everything. So it's it's that it's it's. Every day is is a fun day. We have challenging days, very challenging days. But we like yesterday that challenge, you know, we got that nervous meltdown and the person. Yes, I get those all the time. A beautiful email that you send us afterwards. And all that same came from that person. Yeah, Mike's not going to see this. Is he? Probably never know. It's okay. My my my client today. No, no, no, it's fine. No, no, no. I had a morning client arrive 90 minutes late from LA. I'm like, oh, well, here we go. And then like, do I sink or swim here? I'm like, no, I'm going to show them what my immune does. The full experience, even though we're 90 minutes cut, like, no, we're going to do this or muscle through and and that's why we're with a difficult option. I'm like, I'm still going to get this couch in here. I could help you. No, no, no, no need. We're not the only way I could do it. Awesome. How do folks find you? Like, how do how do folks that are lost like myself when it comes to real estate? Because I own a home that needs a back panel just a little bit. Please do. She gave you her wine. I'm going to give you mine. Please do it. There's many reasons on why I'm doing and what we're doing. And for me personally, it really is, you know, I've always been intrigued by policy, regulations, economics, finances, you know, I've always from, you know, I went to school to be a health administration administrator and I worked with migraine clinics, migraine families. I was in the depths of like, literally the fields and stuff like, you know, sure that another nostra gente and this and that. But I realized that that wasn't for me. I just couldn't be in medical. So shortly after that, you know, I actually opened my first business, which was actually a bar, a gay bar, the only gay bar in Northern Colorado in 2004. And then after that, my family decided that they want to work open agriculture company, which is hardscapes. So, you know, and then after that, you know, I moved to New Zealand, got some culture, got back loving, loving coffee. Sure. But, you know, those two businesses, they were all fond and dandy. I love it. And then fast forward, came back to New Zealand as an athlete, a professional athlete. I was a runner. I was running anywhere from one mile up to a hundred mile races. And the goal was to how can I actually turn this into a career? I went back to school and got a degree in sports science. Well, and then I opened a fitness center in Colorado. Well, I went out and got a degree and I was like, I'm going to work for the Denver Broncos. I'm going to work for the Denver Nuggets. They weren't looking for another strength and conditioning coach. Got it. So I was also angry working for 24 hour fitness. And then all of a sudden it's like, I hate this. I turned around to another one of my partners that was there as a teammate. And we were trainers, trainers. And I was like, you want to do something crazy? And he's like, yeah, I was like, let's open a gym. He's like, OK, I was like, do you want to ask your wife? She's like, no, I don't dumb stuff. The next day I call my husband that same day. I let go of my husband. I like how much money do I have? And can I open a gym? Sure, sure. But anyway, my why is because in real estate, it gives me the opportunity to really extend myself and what I'm doing in athletics. I love traveling the world and I love connecting with the world. In real estate here in South Florida, specifically where everybody's moving here. This is actually the this is where it needs to be. I just read an article yesterday that millionaires are pulling out of London and they're coming here. If you're moving from London, kind of our Gomez will help you out. Who hook you up? We speak British. So why is because I really truly enjoyed the art and negotiation innovation and just learning anything and everything about real estate in South Florida and, you know, local and globally. You guys the real deal? We are. They're the real deal. So I'm going to have a conversation after this. I but just to set it up because I'd like to shoot the the sequel to this story. Let's say let's say the story begins here. I own my house that I that I that I grew up in. It's my grandma's house that she's well to me. Unfortunately, I don't have a very fantastic relationship with my actual mother that did not raise me. Not to get into the details. Unfortunately, when I was living in Switzerland and Austin and in San Francisco, living the life of an entrepreneur looking for his double journey and clearly I'm here, unfortunately, my mom took advantage of my property and put a lot of folks at Warranty Pulsay living in this country, sub-leasing my property through the divine intervention. I was told through my step sister after her stepfather passed away from COVID that my house was in trouble. Put me in touch with a real estate lawyer. We cleanse the house of all the bad and not live there. But I'm definitely afraid to walk into a bank or walk or speak to an actual adult and go, look, I have this blessing. It needs help, needs work. My property is down the street from Miami International Airport. Literally where they built in the new stadium. And it's just sitting there mortgage free. I would care if he lost. So if you'd like to help me turn this vision into a kingdom, I would love to to help you all however I can. So no, that's the thing. This is it. This is why we do it. Yeah, because we love helping, making connection. All I did is just spark a conversation. How can we help each other? Yeah, right? You give a little, I give a little and we meet half ways. And that's how what this is what it's about. The community, communication and the willingness to help someone else. And not for a selfish way. Yeah, it would be fun to get something, but I rather just be all yours and offer whatever we can and then take it from there. Brother, I appreciate that. I'm pleasure to meet you. You're not running. I'm recording. No, no, seriously. Seriously, to enjoy the opportunity. It's for you because you're a lucky man and you know me. Ash and Ash is a homegirl. So I trust you. No offense to you. But I'm like, I saw something in me and she elevated me and I hope you see something in me to help me and I can't wait to introduce you to Ash. And I haven't spoken to her over a year and be like, yo, I found something. I think I found them. This is awesome. You see, well, yeah, that just things like that amaze me. You know, yeah, it's the daily connections that we make. And there, you know, some of them are connections for life. Oh, yeah. And it's always in the places that you don't expect. So just don't hurt me. Don't screw me. No, no, no, no. I'm just kidding, brother. I'm just making sure I'm just kidding. All right, Bobo. So anything you want to add to end a nice positive note? On a positive note. Yeah. So well, the thing is everybody leads a place where to live. Correct. You know, so same as people always will need doctors, you know, but I think that's we are in a market where and I would never take advantage of that we don't be, you know, there's there's always a for us is you're there, the ambassadors to help people to find and also not just, you know, not just for finding a roof over your head, also for investment for getting the best profit on your on on your deal, bypassing and selling on your own. That doesn't happen. Sure. The for sale by owner. You know, do that. You need a village. Yes. So so yeah, they'll make they'll make it the least painful. I, you know, like people get sometimes uptight. They are scared. I was like, we're gonna have fun. It's gonna be fun. Sure. How do you mean it's gonna be fun? Don't worry. Just trust us and we turn it around. We will have people that in the beginning they make a bad face and we heard they didn't know we speak Spanish. They would. Yeah. Just those real things coming. Yeah. They they now when we come in, they'll offer us an express of sit down, you know, and things that we turn people around. I'm also a DJ. So when I go to the big nightclubs, I'm always I'm always hang out with the help. Let's just put it that way. And the help really like me and I stay in clean and it's a village. And I I know who really runs that club. So trust me, I know exactly what you're talking about. Any closing comments, my friend? Yeah. So just to close everything up, I think on a positive note, you know, we're just starting as a team. But as a we're not a company because we're with Cold War bankers and las olas. You know, we elevated ourselves to get to that point. They saw something good on us and we're going to bring it. We're going to bring it. We're on. We're hungry for las olas and what las olas has to offer. But on the same on the same foot, you know, we are here to educate and advise people, where advisors perform most and anything and we're compassionate. Don't let don't let me just say that. Let us prove it to you. You know, we educate people on financial, how to get some how the first time homebuyers hablan espanol, you know, seven, they don't have social security. I team members, let let us help you. Yes, we work a lot so that the, you know, we work with everybody. Yeah, for sure. And you know, if you visit our fancy website, it's beautiful. It's gorgeous. Yes. But, you know, let's go out for coffee and coffee. See, though, let's let's meet up for something or you want to go for a run. Let's go for a run. Let's go for a. Pad aborting something, something that's really in touches and in tunes with nature and who we are in the core, which is we take care of our body. We take care of our people. We take care of everybody that surrounds and self-surround us. And go ahead, go ahead. No, you know, it's funny. I wanted to say we also have great relationships with other realtors. Oh, right. And that's a thing. Yeah. They're not they're not competitors. They're not competitors. Yeah. Every realtor that we deal with goes right away in our contact. And we are the ones that make it make the deal happen. It's right away. I get, you know, I want to follow off the realtors in my in my contact, the full name. And oh, yeah. And sometimes when when you've done one deal this next time, it's just the relationship that makes the deal. And that's. Yeah. Once you feel that that momentum, that energy, it's like you really you have that extra kick in your step, which is why I'm sure homeboy knows why he's getting up at four in the morning because he wants to feed off that energy as quickly as possible. But I mean, wow, thank you for such an amazing conversation. I can't wait to take this offline for yet another amazing episode of legacy makers and for inside success. I am Ray Gutierrez, Michael McGargo, and Charlotte Kanaval.
