So without further ado, guys, today I have, this is the only guy who matches me with energy. So I'm really, really excited to have Kong on because I remember the first time I met him, he was, it was at an event and he was just a ball of energy. He is a good man doing the right thing. So if you guys are looking to start a coaching business in real estate, or really for that matter, in any area where you have solved one of your own pains, whether it's financial, physical, mental, spiritual, and now you want to share that with other people, I have a guest on today who is going to show you some of the tips and tricks on how to get this social media thing, whatever that means, out where you get more followers, more subscribers. We're going to pick his brain, even though everybody says not to do that. Con, can you hear me okay? Absolutely. And I do, guys. First off, I want to say, Tom, when I first met you, dude, I was starstruck. And I remember, I remember, dude, I remember telling the wife, I said, Lon, dude, I saw Tom, but I'm too nervous, but I'm too nervous to approach him. Tom, and then the wife said, Kong, stop being a little bitch. Anyways, man, dude, it was an honor. And I can't believe that I actually meet you in person, bro. Well, I'm honored to have you on. And thank you for that, brother. I'm so glad to be a very small part of your journey. But that's awesome. And bro, before we get into it, I mean, you are out there crushing it. How did you get started even in real estate investing or coaching? What is your origin story? Yeah. So Tom, basically, so, you know, I was born and raised in Vietnam. I came to America at the age of nine and I did. I used to catch frogs for dinner, you know, and after coming to America, I dropped out of high school when I was 17, met my wife at the age of 18. And at that time, obviously debt broke. I didn't know where my life would actually end up. But we move into this little shed in Mobile Home Park, right? Because that's all we can't afford. And I remember thinking, right? Dude, my first jail was B. I was making $8.50 an hour. And my wife and I were living in this shed behind Mobile Home Park. I was driving a beat-up Honda with over 200,000 miles in it. We sacrificed. And we lived there from 18 to 23. All we did was eat, work, and sleep for five years. And the whole goal is how can we save enough money to get out of that shed? right? And by the time we're 23, man, we're able to have enough down payment to put down on our first house, move out of there, move lawn moms out of her single wide in with us. But long story short, got into real estate at the age of 27. And I struggled my first six months, my first six month, bro, just like anybody else who's starting a new business, you were lost, you're confused, you're overwhelmed, you're stressing out and you'll be like, dude, I don't even know if I can actually do this, man. And we put a lot of time, a lot of money invested, but I knew that if I give up today, then I'll be stuck at the J or the B for the rest of my life. So my hope is, so I commit it. I stick with it. But then I ended up realizing Tom, that I needed a mentor that I couldn't do it myself. I tried it myself. Listen, I tried the freeway. So I was trying all the freeway that I can't because I was like, dude, I ain't going to pay nobody. Right. I ain't going to pay nobody to do this i can figure this shit out right and so after six months man i really have to ask myself this question is kong do you want to see your next six months to be like the last which means do you want to see your next six months where you're exactly doing the same shit because bro ain't nothing happening and i was like you you know what man i'm not so that's when i decided to make the investment, pay my mentor $25,000 over the course of a year. Yeah, dude, over a course. And this is over 15 years ago. Now, listen, at that time, $25,000 is in today's probably like 50G. And at that time, dude, $25,000 was a lot of money. But I was like, you know what? If I can just do one deal, it'll pay it all back. Now I got the knowledge. I got the experience. I don't need the guy anymore. I'm going to go out there and I'm going to become my own moldy printing machine. But what I'm lacking, dude, is the knowledge and experience. And I needed that. And I also needed, you know what, Tom, was the confidence. Because I've never done it before. I need someone to say, hey, you know what, Tom, that's the deal. Pull the effing trigger. Move forward, man. That's funny because I always work at, you know, Dan Sullivan teaches us to at all costs protect the owner's confidence, right? And it's funny because even in my own journey of looking at wholesaling, what I eventually came to realize is because I would find people who are wholesaling businesses, they were wholesaling commercial buildings. And what I really came to find out is wholesaling, what is it really? And it's game of confidence, right? You have no confidence at all. You're wholesaling diabetic strips, a little more, it's cars, a little more, it's houses, a little more, it's multifamily, apartment buildings, commercial businesses, right? So I agree. I think once you realize that you can do it. I remember my first deal, Dorothy, on Bayshore, man. I remember that $2,000 I made on my first deal. I was so happy. I still, to this day, that was like the best day of my life. I couldn't believe it that it was the first time that I made money without having a job. And so I'm with you. But all right. So you get into coaching. A lot of people listening, they're going to look you up. They're going to see on Instagram, you've got like over 500,000 followers. brother if you're talking to the guy and girl who you know maybe they own mobile home parks or they doing subject to or whatever right land development wholesaling rehabbing landlording Airbnb They want to get out there They have contagious enthusiasm They want to start, but they're kind of hitting a brick wall. What are you doing? What's some of the stuff that you started with or that you would start with now if you had to restart from day one, you know, your first 30 days? What are some of the things that you would do with that new coach to help them to promote their business, bring on their first paid clients? Is it one-on-one, one-to-many AI, paid ads, organic. What does that look like? Do whatever you can, man. So Tom now, okay. So getting to the coaching, I want to share this quick story. So after many years of doing real estates and I was like, okay, so I got a team in place. I got system in place. Now I got a lot of free time. And I remember Tom, I was, it was 10 PM at night and then Gary V pop on my feed. And he was talking about building a personal brand, right? He's talking about building a personal brand. And, uh, dude, I saw that video and I was like, Holy shit. Okay. So he's like, the opportunity is there. But anyways, Tom, my first year I provided value, not asking for anything, but then after the first year, Tom, dude, my first six months, I made half a million dollars selling one product. And that was my, that was my script. Right. So I guess to answer your question for anyone, if you're watching this and you want to get into the space of becoming a coach. And first off, you got to understand that you got to learn how to get attention because it doesn't matter. You might have the best product, right? You might have the best product. You might be better looking and all that, dude. But if nobody knows you, nobody's going to do business with you. You might be the best coach out there, man. Right. But if nobody knows you, nobody's going to do business with you. So first off, it's got to get attention. And I think a lot of times when people think about content, Tom, is that I think they overthink, right? They look at production, quality audios dude bro if you go back and look at all dude tom i cannot dude i cannot go back and watch my old video and we didn't do it it is so cringe i watch it i'll be like oh my god dude i can't believe that i put that out there but you just have to do it you have to pick up your phone and i think when you first started out tom to build up your following and listen here's something i learned the hard way is that you guys need to look at your following like these are your clients these are your potential clients. They're not just followers. All right. Right. So what it is, is I think when you first start out, you just got to put out a lot of volume, which means you got to put out a lot of content, man. Just, just, just post, hold up the phone. Dude. I remember when I was watching Tom, dude, when I was watching Tom, I said, dude, this guy is like, he doesn't cut much. He doesn't edit. It was just like straight from the phone, bam. But then I think that's where people, a lot of times they relate to you, Tom. Yeah. I agree. Whenever we go into a new coaching business and we're trying to figure out like, hey, what's going right? What's going wrong? What would we change? It's funny you should say this because we break mark. Everybody uses all this complicated, you know, ROAS funnel tunnel webinars. I don't know what any of this stuff means, right? What we do is we say, hey guys, look, let's get in a room. I want you to break your marketing into three buckets. I want you to put it into three buckets. One, first bucket, get attention. Are they getting attention? Because if they're not getting attention, I'm with you. it's do it's dead on arrival number two is hold attention right so once you get attention are you like the car alarm where you get attention everyone looks and then everyone looks away because they're like there's nothing to see the car's not getting robbed so the next question we're looking at is how long are they like you said the value so many people they're trying to make perfect content and then they're trying to you know sell right away so we're looking at are you getting attention? Number two, are you holding it with good value or do you need to change what you do? And then number three is, are you converting that? And what is the bucket of conversion? What we noticed on that bucket is that people are trying to convert to a sale too soon. But if you convert to an email, like you said, a script or whatever, you know, I love breaking it down because especially sometimes we'll go in and they're all wearing like, you know, like a suit and a tie. We're like, guys, get attention, hold attention, convert attention, done. Like, let's just look at the basics. So I agree with you. And I think I want to just remind everybody what you just said, because I am with you on this 10. I mean, brother, I can't believe like we're not hanging out every day. I'm with you, man. So the whole idea of first of all, value, but also volume, value and volume. I mean, this is the key. If you're so hung up on what other people think and you have to keep editing and redoing it and you are good. By the time you get out one piece of content, I've already got out 10 pieces. And it's a game of volume, value, and then the three buckets of get hold and monetize or convert attention. And I think it's really that simple. So do you have a particular platform? It seems like Instagram is your platform, but is there one bit? Is that still true? Or what does that look like? Yeah, you know what, Tom, I think, dude, I think things just shift. So my biggest, dude, my biggest growing, and I actually have the most amount of followers is my TikTok account. with like oh wow yeah dude i got like three million followers on there but listen so so now i realize tom that followings and view i mean it depends on what kind of view like who's watching is more important than getting a lot of people to watch you know i remember so like alex and mosey said hey i can do a video that goes viral having an old lady drive by and slap me in the face. That thing will probably go wild. But he said, does it really convert? Right. Am I getting the right people to watch me? It's the mess. You know what I mean? So now a lot of times, well, when I look at that, I used to worry a lot about views and everything like that, Tom. But then I realized now, dude, there are people who have less following, less amount of view, but they attract the right people. So he is for me, it's the veto that you put out, man. Like who's your avatar? Who is your ideal potential clients? So it's not just about view, you know, Tom might have on this veto. He's typically wants to go for coaches, right? Right. And then for coaches, he might get like, dude, a hundred people who watch it, who watch this. Right. But dude, maybe 90 of those people or a hundred percent, you know what I mean? Versus you might put out veto that gets a million, a million view, but then bro, maybe out of that million, maybe 10 people. So for me, I agree. That's interesting because I saw that with sometimes the coaching industry just had a little bit of a valley and people are starting to come out of it. But one of the things that we noticed on some of the data points was the people who were as the valley was as they were going into the valley, we noticed that there were two different types of operators. One operator started to create more SKUs, more products, cash grabs, upsells, downsells. right? But basically they would increase the number of products they had. The other coach, the ones who now have done better, they reduced, they focused more on fewer products. And now that we're on the other side of this, you can see clearly like, it's funny thing with distractions, right? Because distractions are distracting because they make money, right? Initially, right? So it's interesting to have watched that this reduction of like what you're referring to of just niching down into this one thing and narrowing the audience. And most people saying, hey, this guy, you know, it's not for me. I'm not interested. That I think could be more powerful than trying to attract so many people just with the attention economy. So we're on the same page, brother. That's pretty cool. That's awesome, bro. And then we also talked about affiliates and other program coaching, all that, you know, man, I have done affiliate. I have done, I mean, I think there was a point where on prop streams, we made almost a hundred thousand a month. That's just from my TikTok because at that time, so I think about, you know, getting in early and, you know, Tom, people talk also about trending. Oh yeah. You do. Don't worry about trending. People talk about trending People talk about Hey hook catch dude It doesn really matter man Pick up the damn phone dude and say what you want to say I think the biggest thing is be authentic and make sure that that veto just like you said, Tom, add value. And it's like, who's your avatar? Who's the people that you want to hear this message? It's more important than having random people that listen to your message. We are so on the same page. These people who are obsessed with, you know, what is it? They'll say like, well, what's your offer? What's your hook? Or, you know, the CTA. And I'm like, bro, pick up your phone and press record. What are you doing? We've been sitting here for two hours. Like, let's go, let's go. It's funny because I wonder, there's gotta be like an NLP. There's gotta be some, but I agree with you. You see this all the time, this, you know, trying to be perfect or well-prepared. But I think the guys and girls who just are consistent, I saw a great thing from Gary Vee that you brought up is, he said real consistency. He said, everyone thinks consistency looks like this. and he's got a little glass cup and every glass is totally full with coffee. And then he says, that's what they think consistency looks like. But real consistency is then he's got a lower pitcher and it's a whole bunch of cups and one has a little bit of coffee, one is totally full, one is 50%. And the reality is, is show up and just every single day and just do it. And if you do that enough, you're gonna hit a home run every 15th video and you're gonna, yeah, yeah. I'm with you, man. That's awesome. So many people need to hear that message. That is so gold. So, Tom, also, too, is, you know, for all the coach who watch this and listen, you know, I've been the guy who would have a multiple product. I've been the guy who trying to sell multiple things. If I were to go back, Tom, here's exactly what I would do that. I would focus on building. Listen, man, I feel it is great, but you're promoting someone else's product. you ain't gonna you ain't gonna be able to sell that and exit one day so you know and then with your courses courses is great you make quick money yada yada yada but i think the whole course game now i don't know man i i think it's it's now there's so much information chat gbt and all the ai cloud out there but i think the whole course is just not there anymore but honestly tom if i were to go back to tell myself when i first got in as you know going online and obviously building my follower and then eventually convert them and then be a coach dude i would say hey colin you know what man sacrifice the first year or two years don't do just add value don't pitch anything and once you have built enough strong community think of a product think of a product dude that you can put them on subscription right get something you can put them on subscriptions and then get people in there dude and spend the next two to three years right get that thing to a hundred thousand, a million bucks a month, and then you can exit for a hundred million. Right. So, so, so, so, so for me, instead of, instead of trying to diversify your attention and selling too many different things, you want to focus on one product or one service, and then just go all in on that one thing. And then just fricking build that thing out. Like, you know, batch lead or prop stream, they sold it for a hundred, 175 million. Right. Yeah. Annie, Jesse and Evo. I love them. That's great. You know, I agree. You know, we learn it. There's not a dissenting opinion in 6,000 years of recorded history. Every book that we read, it says solve one pain for one person with one product at one price on one platform and dominate, dominate, dominate. I agree. If you right now can build an audience, what is really great about that is the feedback that you're going to get for the product that you produce for the pain that you solve is going to come from the prospect instead of like from your brain. So I, yeah, I remember learning that when I first started, I was getting out there and talking about, you know, I was using all these complicated terms and people were like, we don't get it. And then I was like, that's it. I'm going baby talk. We're going to focus on one thing, just wholesale your first house. Like, and that's it. and I felt like we were leaving people out like the bigger investors. But the reality was back at that time, I was better suited to solving that one pain because that was my experience. So I'm with you. Yeah, I'm with you. That's awesome. Yeah, Andy, Jesse, and I, well, I haven't talked to them. I've got to call them, those guys. I haven't heard from them since they exited. That was a long time ago now. Last time I saw them was at the Wholesaling Inc. event in Arizona. That was when Brent Daniels hosted it. Oh, did you? That was after he bought my, yeah, I haven't seen them for years. Hey, Tom, and then I think, what, batch leads also just sold their company. I don't know how much they exit, but I think they also sold it to prop stream, right? I don't know. And I don't know if the, I don't know how, yeah, I don't know. I mean, I know stuff, but I'm not sure. Listen, if you're watching this and you're an upcoming coach and you're looking to build, I'm telling you right now, my friend, focus on one thing, one product, one service, and just fricking go all in, like, just, just go all in on that one thing. And then just build that thing where you be. And then one day you got to be able to exit and sell. If you cannot exit and sell it, don't even start. Like that would be my advice to you. Listen, I've made millions from coaching, made millions from courses, but you know what, if I would have to go all back, and this is why right now we're building our AI dream team system because our goal is to get to X amount of investor using it. And then we're going to try to sell it. And then we sort of exit. Hopefully, hopefully in the next two years and i'm done i'm getting out of the game bro i'm going back to vietnam i'm going back to vietnam i'm building my bungalow i'm catching frogs dude i'm catching frogs yeah right i will i'm gonna replay this for you i'm gonna put this on calendar two years i guarantee you that is not it's nice to yeah i know it's nice to think like that but a lot of times, you know, once you finish a game, you're going to go on and you're going to play a different game. That's just how it is. Well, it's funny. It's because I've been here, you know, doing this so long that I find that, I mean, I think the opposite is you have to be careful that it doesn't become your identity. But the one thing I've seen with all of these operators, myself included, is and Arnold Schwarzenegger teaches this, that you never want to lose your usefulness to other people. And I think that once you get good at this and you probably have a little bit of a competitive spirit, right? And you probably, but once you get good at this, it's hard to, I did that same thing right on my, it was my third exit and I'm like, okay, I'm going to, you know, hang it up a little. I was like, no, I actually, I'll tell you a funny story. I went on my last exit. I went up, we have a beautiful cabin. It's on 12 acres. It's in the Blue Ridge mountains. I mean, it's gorgeous on the side of a mountain, right? It's just really wonderful. We go up there. We were supposed to be up there for three weeks and I exited and I said, okay, let's go out for three weeks. On the third day, I was sitting on the porch on a rocking chair and I'm reading, not the Atomic Habits, The Slight Edge by Olson. I was reading The Slight Edge by Olson. Great book. Great book. I think that's the best book on habits that's written. It's better, I think, than The Atomic Habits. And I'm reading that and I literally am like, I'm not doing this. I'm not sitting on a rocking chair. that's because you're supposed to be out catching frogs dude that's funny man so you weren't really catching frogs and eating them dude tom i mean so back in vietnam you know we live in a village man where you basically eat what you catch you eat what you hunt you know but now dude tom i'm whitewashed bro well listen hey i still have lo mein chow mein all right i still used chopsticks okay but when i see the only difference is now it's a three-star michelin but you know tom so for those of you once again so the last time i was at the mastermind tom these two young cats they were in their 20s dude they opened up a whole new world for me which is there's people are selling business i did not know that tom i did not know people chris who are you talking about um gosh okay so i think they were in their twenties early twenties Young dude young two dudes They sold a company for I think 10 or some million man And they literally been building that thing for the last only like two years with AI and they sold and they exit bro. And I said, wait, what? You can sell businesses. And they're like, yeah, dude, they were telling me the website. You can go on there. People buy business, people sell business. And then. Oh, I know that. Yeah. So they were telling me, okay, you can get your big call. If you can get your business at the X amount, you know, you can sell for five X, you can sell for 10 X depending on what it is. And I said, wait, what? I said, Holy shit. This is what I should be working on for the last past fricking 10 years. Could you imagine, dude, could you imagine if all I was focusing on is one product and get as many people in there as possible? you know just like Andrew Tate like his hustle university he has like 250,000 people in there paying monthly subscription dude he can probably exit that thing for hundreds almost of I don't know 10x well I like where you're at with building the community and providing value I think if you are good at that you know sometimes people will say like oh you know I will say this it's much easier if you have a community yes you know I remember when Gary Vee had a community and he sold sneakers and he sold out like he sold them out, right? Like, I think if you have a community of people who trust you, it's funny, I'm reading one of Steve Jobs' favorite book, The Brand Gap, which is a great, great, great book. The Brand Gap and The Brand Flip were one of Steve Jobs' favorite books. And he talks about that. He says, you know, the number one thing for growth is do the people, do they trust and believe in the maker of it? Do they believe in the maker of the tool, the maker of the product, but I like this idea of building a community. I'm starting one right now around finances just privately for some of my, actually my older clients, but yeah, brother, I'm with you. I think that this game, once you figure it out and you really can solve a pain for people, what is a business, right? A business reduces your suffering by first reducing the suffering of other people. And if you get really good at reducing the suffering of other people, I am telling you, I don't care what else is going on in your life. If you say, man, I really need, I can produce 20, 45, 100, 250,000 a month, no matter what, because I know there's a certain group of people that's large enough and in enough pain that I know how to solve in a unique way that either I discovered or I pulled from other somebody else, or I put it together for multiple people. But I think that if you do that and then you're loud about it, I mean, this game is easy. I mean, brother, just encourage these people because sometimes I think, you know, I always tell people I didn't even break a thousand on my SAT. They think maybe like we're brainiacs or we were born like with a silver spoon. Bro, I was like the dumbest guy and you were eating frog legs. Like we're not guys. We're not that special. Tom, so literally, literally this guy just commented on one of my videos. He said, Kong, you inspired me to get into wholesaling because your English was so bad. Your English was so bad that, bro, that you inspired me to get in. Dude, I look at that comment. I was looking at that this morning. I was like, you know what? I don't know if this is a compliment or not, bro. Oh, no. I remember Zach Booth was, I have letters from these guys. Zach Booth right over here. He was washing windows. And Ray Zhang over there, he was living in his car. I mean, it's like, I mean, you can really, oh, man. I love this business. I'll never stop. I don't know how I'm going to die, but I guarantee you, however I pass away, I'm going to be on this adventure because this is, I think, helping others. And so many people, they talk about generational wealth. They talk about generational wealth. And when people who are struggling financially talk about it, they always talk about like, how much money am I going to leave my kids? But the reality is, of all the things that contribute to generational wealth, cash is the least of these things. Cash has, by the time you and I die, our kids are gonna be, God willing, in their 40s and 50s, right? If they haven't made it by then, the worst thing that you could do is leave them cash. That would like, right? You gotta build character. They gotta be competent. They gotta watch you. They gotta watch you reading and networking and helping other people and having awkward conversations, right? Like, man, I'm telling you what. Tom, I can't believe you brought this up. Obviously, now, Lon and I don't have any kids. So when I say this, I might not understand what I'm talking about. But since Tom has kids and he said that, I want to elaborate on that. You know, my whole thing is, I was like, dude, if your kids, right, watch what you're doing. And if you teach them, you teach them everything you know. You gave them the knowledge. You gave them the experience. And if they can't go out there and do it on their own and make their own money, then come on, man. Do you think that leaving a money will help them? The answer is probably not. Because dude, no way. No way, dude. Knowledge and experience is what's going to help them make and create the money. Yes. So for me, dude. 1,000% I agree. And that's something that we get to do working from home. You know, I always say entrepreneurship is a people business, right? So work from home. Don't become a homebody, right? But I think one of the advantages of being at home is that they get to see this. Like my daughter is, you know, yesterday my son had to go get new tires or the day before. And he's my oldest is very proud of him as a third year med student. Right. And he's but he had to get his tires replaced and he negotiated two hundred dollars. I love it. My daughter started painting fingernails and she's doing that up in her room. And I just think that, man, I just yeah, this is the secret sauce. I mean, this, I remember when I was working, man, when like, I was like you, I was, I was so miserable, brother, like miserable. Anyway, I love it. All right. So we have to wrap up because I have a four o'clock call. So let me ask you this. How do people get ahold of you if they want to follow you? And I know they want a secret shop, your funnel. So they're going to like, what does that look like? What's the best way to follow you? Is it TikTok, Instagram? What's your handle and all that good stuff? What does that look like? Yeah. TikTok, Instagram, YouTube, to Facebook, all at RealKingCon. But honestly, the only person you need to follow is my man, Tom. Because this cat is the beast of all beasts. It's like if you already have a good book, to me anyway, any other book, bro, it's just a sloppy second. And if you're not first, you're last. So listen, for me, dude.
