Thanks for coming on. Yeah, thank you for having me. I'm sure you've been busy. Yes, very busy. Just trying to do a bunch of things, doing some speaking events and stuff too. So real estate isn't so busy. Yeah, because the fire's kind of wrecked the market for the out here, right? Yeah, it's a kind of a snowball effect. I think politics, crime, fires, the mansion tax and all that. It's just a lot of you guys came to Vegas. Yeah, yeah. A lot of people are moving out to either like Nashville, Texas, Florida, Vegas. Yeah. Places that are lower taxes and stuff and safe. Makes it tough for you, right? When you're selling luxury real estate. Exactly. So prices are coming down out here. Yep. And because of the taxing that like a lot of the owners don't want to actually sell. So they'll lease it out and then move out of state. And so then their income is going to another state. Right. They're not selling their house. So they're not getting the property taxes. I think the city is kind of screwed themselves. Yeah. How does that tax work? Well, the taxes, it's for property taxes. So when they add on an extra tax, it's like five and a half percent that they're doing for property taxes over five million. Damn. Yeah. So the property taxes, the owner has to pay the property tax. It's the value of the house. And so a lot of people, we're not going to do it. Developers have decided there's not enough profit in it for them. So they've kind of slowed down developing. It's just sad. Yeah. I mean, for bigger homes anyway, like by the 10 million. Dang. So how have you guys pivoted, I guess? OC. I like it's been very sad. I like it's been very slow. And there was a bunch of things I had going on anyway for a while. So I wasn't really paying that much attention when we're filming. It's hard to really work anyway. You try, but I mean, it makes it really tough. And and then I think after we, after we got done filming, we went on vacation and stuff. And I came back and I was like, oh, this sucks. This is not good. I need to work. Luckily, I have other streams of income, but I love real estate and it's not fun to not have a lot going on. So I just decided we have an office in OC. We have an office in San Diego and in Cabo and I go down to OC fairly often. So I just started to start going down there and learning the area better. And then this summer, I think I'm going to go down and spend a little bit of time after we're done filming. So there's some nice properties out there. There's some really nice properties and the values have gone up. San Diego is on fire. OC is on fire. OK. I didn't know that. It is dead. I tried living here for like four months and it was brutal. I came during the pandemic. Oh, yeah. It was rough. Yeah. I moved my son out here during the pandemic right before it hit. And he hated it, right? Yeah. I was like, oh, here I'm going to help you and everything. And then nothing was happening. Yeah. Well, real estate was happening then, actually. We were really busy, but everything else was dead. Yeah. Right before the pandemic, you were booming, right? That was probably the peak. Yeah. But during the pandemic, even. Oh, during? Yeah. I don't think I stayed home one day because it was essential workers and people had to have a place to live. They have to like move and go places because the kids are at home, they're at home. They have to have office space. The kids have to be able to, you know, so everyone was moving out of apartments and condos and moving into the, pretty much the valley because you get more for your money and bigger land where you can be outside, have an ADU, whatever. That makes sense. Yeah. So is this your first kind of real estate downswing for you? Well, I started in 2008. Oh, OK. Yeah. Can't get worse than that. No. No. So, I mean, I've been here before, but this is, I mean, this is pretty bad. I don't know if it's just my perspective is different now. I didn't know anything different at the time, but I still sold three homes in the first year. Like this year or 2008? No, 2008. Like the first year I started and during that time, I was pretty good. By doing it for other people and then you meet the buyers that are coming in and then they can work with you if they like you. That's what happened. So this couple wanted to sell their townhome. I listed it for them. I think it was only like 800,000 or something, but then they bought a $2 million like townhome right on the water. Got it. It was really pretty. So yeah, so I did that and then I met a couple people at the gym and became friends with them. I sold one, sold him like a vacation property and his friends like a little vacation property. Nice. So open houses work. Yeah. I never knew that. I've never been the one. Yeah, really? Yeah. I just went on, when I bought mine, I went on Zilla. You didn't walk through it before you bought it? No, I did. You did the showing. Yeah, I didn't do open house though. Yeah, they're interesting. They're kind of hard for us. Did you now? Because every time. The TV show, right? Yeah, if we put our signs out there and we announce that we're going to be there, it's kind of dangerous. It's just more like a fan experience at this point. Yeah, I know. But half the time you see there's a bunch of people coming in, they're just like, hi, hi. And you're like, hi, I'll be with you in a minute. There's an actual customer. There's not buyers. Exactly. It's fans. Yeah, so it makes it kind of hard. It's a pleasure telling people where you're going to be when alone. Yeah, which is dangerous, especially out here these days. Man, that was another reason I left. My car got broken into. My house got broken into. I know. Everybody, Jason's car just got stolen the other day. What? His Rolls Royce. Holy crap. Did you have a tracker in it? Yeah, he said he was trying to do it, but I don't know what. Even if you have it in it, they're so quick that by the time you wake up, it's already in Mexico. He was outside. It was in the office. He was in the office and it was outside. Wow. Yeah. That's crazy. I know. That's like a $300,000 car, right? Uh-huh. Jeez. I'm like, I'm gonna go back to this neighborhood. It's tough. Like that's happening. Yeah. It sucks. That's where they're targeting. Yeah. I doubt they're doing it. There's people that because you have a following. They'll like follow your stories. Uh-huh. And when you're out of town, that's when. Is that what happened to you? Yeah. It was during the fires and my sister teaches hot yoga and she was doing it. She was donating all the funds for three classes that day and she was donating all the funds for the Pasadena animal shelter. And so I posted, I didn't say what time we're going. There were like three different classes all throughout the day. And I said, hey, a couple of us from selling sunset are going to be going, supporting, if you guys can make it, whatever. And I didn't say, but apparently our neighbors, their cameras caught them sitting outside waiting for us to leave. And so. Holy crap. Yeah. The minute we left, they pulled up a mask, gloves, jumped to two of our, it's completely gated in. The two of our gates went back, cut our power. No way. Cut the power so the security cameras went off. Wow. That was a professional job. Yeah. Geez. And they hit entire neighborhoods. Yeah. Well, I was the first one and they did every single night afterwards. Yeah. That happened out here. I mean, in Vegas too. Yeah. Yeah. It's so crazy. Like they're so brazen. I can't believe it. We, there were de-policed. Well, when I called the police, first of all, it was during the fires and they just defunded the police, which is another reason why the crime is up so much. They didn't even come. I called 911. They said, come back in a few days. We don't have the resources right now. Crap. I was like, what? Yeah. They stole a lot too. Oh yeah. That's nuts. A lot. Yeah. I remember, I was in an apartment when I lived out here and the state farm across the street got broken into. And they didn't even arrest the guy because they said that their jails were full. The guy was still there and they wouldn't arrest him. Yep. They've gotten so bad now where I've always been like very liberal and everything, but I'm like, okay guys, you're going way too far. Like where they said, oh no, they can't hold anybody or when they arrest them, they can't hold them because the people can't afford bail. So they have to release them. It's discriminating against them. Oh my God. I was like, don't do the crime. Yeah. Oh my God. Like what? That's crazy. I know. It's so insane. They won't go after anybody. They won't do everything in Beverly Hills and they won't go after them. They said no because like the chases and stuff will be more dangerous. That's nuts. So people just get away with everything. It's in the city, and they don't know what to do with it, because they're just misoperating funds for everything. It's sad. Dang. I didn't know you talked about politics. That's interesting. I normally don't, but I'm kind of fed up. Yeah, I didn't for a while, but then it actually started affecting me. Yeah. So I was like, all right, let me talk about it. Exactly. I didn't want to. I never do, because I'm like, you know what, people's opinions, it's like religion politics. I'm curious about people's opinions, but I respect everybody's where they stand. And I'm like, well, people are going to have to respect where I stand too, because it has affected me. My house got broken in too. My job is dead. I lost everything in my house. I lost my job, basically, because of what they're doing to the city. So you need to get their shit together. Do you have a lot of homeless people by your house? We have some, but our neighbors, we have this whole neighborhood watch kind of thing, and well, what's up with each other, and they're like, hey, someone's sitting on this side. Someone go check it. That's cool. Yeah, and so because we had to, when everybody was getting broken into, we had to band together. And so we've done a good job of keeping people out. There's a couple that just kind of let go because they're nice and they don't do anything. They won't even, I mean, they don't even pee on the street or anything. I don't mind those, but the ones that are like, yeah, it's like, you know, just shooting up and then your kids are seeing us. Exactly. Exactly. Yeah, it's not too bad around us. That's good. But I know out here, though, it's bad. Like my producer saw one died today on the street, the way here. It doesn't surprise me. It's good row and everything down here. I mean, oh, it's just horrible. I remember going to Venice Beach years ago and there was endless tents. It was just like, holy crap, and I heard it's only gotten worse. Yeah. Oh man, I was showing a house out there and I could not believe it because the last time I went, I mean, it's a beautiful area and it's so close to the beach and we went, we could barely, we couldn't even get through the sidewalk to get into the house. It's so embarrassing for showing the house. I know. Oh my God, I was like, I am so, I don't even know what to say or do right now. Like this is insane. They didn't buy it, right? No. God, no. And I've never shown back in Venice since then. Yeah, I mean, who would? I know. Why would you want to pay three mil for a house and then as soon as you walk out, there's a bunch of homeless people? I know. I mean, people want that area, I will, but most of my clients don't want that around. I don't think anyone would. Exactly. Can't focus, struggling to sleep or feeling wired? And then we had our wedding on season two. We didn't tell anybody that we had we kind of had to get his immigration and stuff. We were living together. We're not really in love and they were going to. They were going to the portal. Yeah. Because his visa went up. And so we're I mean, we've been together for like living together for like eight months or something. I think or six months. Wow. And I was like, I didn't want to get married again either. I was like, oh, was it really? I was like, I don't know. I can't be really was that Biden or Trump? Eight years ago. That was it. It was in 2018. That's Trump. Yeah. That's Trump. So it was first term. Oh yeah. Because he was kicking it. He was being really firm about kicking everybody out. And now he's going hard. Yeah. And they show up without a driver. So I don't know, maybe. I mean, I would totally have a driver. I think once you hit a certain range, right? Yeah. Once you're making. Jason had a driver for a while. For him, it makes sense. Yeah. You're making eight figures a year. Yeah. And then also like he's working and we were all like, you were going to kill yourself. Yeah. Like cause he's constantly texting and it's, it's very scary watching him drive. Is it? Yeah. Very scary. Um, so he stopped for a couple of years and then I don't know why he decided to. Real estate recession. Yeah. But he also has, he actually, he still does have a driver. We have the, uh, Sprinter van like, and so when going back and forth to OC and stuff like that, we just kind of kick back and work and don't make sense. And stuff like that. Yeah. The one time I went to OC, oh my God, I was in like two hours of traffic. Oh yeah. It wasn't not fun. You got to time it when you go out there. Yeah. Yeah. Yeah. Or yeah. Absolutely. That's why I haven't moved down there. I thought about moving down there. But I was like, yeah, I can't do it until the show's done. I can't. Yeah. I mean, not a lot of shows make it to 10 seasons. Yeah, he's an amazing dude. Really amazing. How was the book launch? When was that? It was, it was the last September. Selling Sunshine, right? Yeah, selling Sunshine. Yeah. And so I'm getting ready to do, at my speaking events and stuff, I'm going to do like another, like a little launch because I was kind of busy, didn't get to do it as much as I wanted to. And so I'm like, well, I'll go ahead and do like a little like round to. Yeah. Being an author is definitely a flux. Yeah. I want to be an author. Yeah. Was that a tough thing to pull off? Well, for me, it was. For me, because the type of book I did, like it was about my life and stuff and haven't had the easiest life. Yeah. You were vulnerable on that book. You talked about everything. Yeah. And I didn't realize like when you go through something or you talk about something, you're just talking about one thing, right? And so you're just focused just on that. And that's manageable. I went through it. Of course, I can talk about it. But then I had to relive everything to, you know, for the book. I had to describe it and relive it over and over and like, and reread it, do all the editing. And I'm like, holy crap. Damn. So this is a lot. And then you're putting all of like these traumatic moments together. And you're reliving everything over and over and over. Like for, oh God, it was like nine months, I think. And then you go on your book tour and then you do press and you talk about everything. And you're like being asked questions. You're trying to hold it together. When I think I just gone through the miscarriage and then they're talking about like all the other things that happened to you. And I'm like, no, it's fine because I have like five more interviews to do right after that. I can't cry. He's getting messed up on my makeup. So yeah, it was hard. Yeah. I mean, you've been through it. Teen mom, bankruptcy, house robberies, miscarriage. I mean, domestic violence, right? Holy crap. There's a lot more. That's insane. I can't remember right now. I can't remember all the trauma. No, I know. There's just so much. There's just so much. Geez. Yeah. That's for you to open up and say all that is, you know, shows a lot. Well, I figure like you can't do anything about it, right? And so I don't, I never want something to just be like a negative in my life. If you can do something good from it, why not? Like, so let's turn negative into a positive, teach people or let people know that they're not alone that have been through it. Yeah, I just. I'm sure you had a ton of people reach out saying thank you for doing this. Yeah. I experiment, experience something similar. So. Yeah, that's it. That's kind of part of why I did it because when I opened up about a couple other things, people were really, really grateful for it because they're like, thank you for bringing awareness to this. Thank you for it because I'm going through this and made me like feel better. Like I'm not the only one. And so it made me think that well with all the things I've been through, maybe I can hit a lot more people and make a lot more people feel. Yeah. Something good. Yeah. Well, thanks for doing that. So I wonder if that's keeping it up right now. Oh, okay. You know what I mean? I don't know what it's like in LA, but I'll have to do some research on it before I go. Yeah. But it sounds like it's a buyer's market right now out there from what I've been seeing. Sounds like there's more sellers than buyers. Yeah. Yeah. Well, I will. I'll look into it. Yeah.
